Courtyards at Waipouli – Hawaiian Homestead Rent with Option to Purchase

Courtyards at Waipouli is a newly acquired and soon to be renovated 82-unit multi-family community located on Hawaiian Home Lands in Kapaa, Kauaʻi. The project will serve qualified DHHL beneficiaries earning 30, 80 and 120% of the Area Median Income (AMI), and offer 1-, 2-, and 3-bedroom units. Units are offered under a rent-with-option-to-purchase model, giving residents the opportunity to buy their homes at the end of a 10-year period.

The project is intended for DHHL waitlist families who may not yet qualify for mortgage financing, providing a pathway to homeownership through affordable rental housing, financial counseling, and supportive services. Mark Development, Inc. is leading both the development and long-term management of the property.
