About the Property
Hanapēpē Residence Lots Phase II is a new 82-unit single-family community located on Hawaiian Home Lands in Hanapēpē, Kauaʻi. The first 30 homes, referred to as Phase IIA, will serve qualified DHHL beneficiaries earning up to 60% of the Area Median Income (AMI), with rents set according to Low-Income Housing Tax Credit (LIHTC) guidelines. Homes are offered under a rent-with-option-to-purchase model, giving residents the opportunity to buy their homes at the end of the 15-year LIHTC compliance period.
Each home sits on an approximately 7,500 square foot lot and includes two or three bedrooms, a front porch, private yard, solar water heater, and universal design features to support aging in place. The neighborhood is designed to balance privacy and outdoor space with a strong sense of community. Vertical construction will begin following DHHL’s completion of sitework, with initial occupancy targeted for 2026.
The project is intended for DHHL waitlist families who may not yet qualify for mortgage financing, providing a pathway to homeownership through affordable rental housing, financial counseling, and supportive services. Mark Development, Inc. is leading both the development and long-term management of the property.
